The site is located to the West of Dennington Road in the north of Framlingham. Playing fields at Thomas Mills High School lie to the west of the site, with Charnwood Industrial Estate further to the north-west, and agricultural land to the north. Dennington Road lies to the east of the site with Framlingham College beyond, and existing residential development at King’s Avenue and Norton Way lie to the south.

The Site extends to c. 13.8 acres (5.6 hectares) and is currently is agricultural (arable) use, being designated as Grade 3 agricultural land. Public footpath 5 lies to the south-west of the site and is currently routed across the school playing fields.
